If you own a house and want to move to a new one, you will need to sell your house first. Selling a house is not as easy as it may seem, though, especially if you try to do it on your own. While it can be tempting to try to sell your property without a real estate agent, here are some of the pitfalls you may encounter during this process.

Advertising

The first pitfall of not hiring a realtor is finding effective ways to advertise your home. When you hire an agent for help, he or she will list the home on the MLS, which is a huge database of homes for sale. This is the database most people turn to when they are shopping for a house to buy. Without a realtor, you cannot list your house on the MLS; and if your house is not listed on the MLS, how will people find it?

Showing the Home

The second thing to consider is showing the house to prospective buyers. A lot of buyers will not view homes without their agents present, and their agents will not earn a commission if people buy your house. This means that agents are not likely to recommend viewing your home. Additionally, you will have to be available for showings if people contact you directly and want to see your home, and showing your house is not always an easy task for some people. It can be intimidating in some cases, and it can be overwhelming to some people.

Negotiating with Buyers

A third pitfall you may encounter is knowing how to negotiate. In fact, most people do not even know how to sell a house on their own, simply because there are a lot of steps involved. If you can find someone who wants to buy your house, you may end up needing to hire a real estate attorney just to have someone there to help you know what to do.

Closing on the House

Finally, you may experience some problems when you attempt to close on the house. Without the expert advice of a real estate agent, you will have to hire a title company yourself and handle all the steps of the process. The closing process can be confusing, tedious, and hard, especially if you have no one to turn to for help.

Selling a house alone is not a wise decision, as this will leave you without any there to help you through the process. Instead of doing this yourself, consider calling a real estate agent to help you.
